The Features of Lima Technology Center
Following the First Cavite Industrial Estate, Lima Technology Center was the second industrial park project that Marubeni has embarked on in the Philippines, the closest country to Japan among the ASEAN member-states, and its development started in 1995. Since the park is accredited by the Philippine Economic Zone Authority (PEZA), the locators are able to use the one-stop administrative service available in the area. All locators in the park, especially export-oriented businesses, can benefit from generous tax incentives and around 200 companies are operating within the approximately 1,000 ha development area. Marubeni now serves as a sales agency, and the Aboitiz Group, one of the most established conglomerates in the country, has taken over the park's operation and management as well as its development.

- Lima Technology Center is PEZA-accredited. Locators can complete their administrative formalities by using the one-stop service and also benefit from generous tax incentives, including corporate tax and VAT exemptions.

- The park is situated along the highway connecting the capital Manila and the city of Batangas, one of the major hubs in Southern Luzon. This excellent location allows the locators to efficiently use both Port of Manila and Port of Batangas for their logistics.
- Abundant labor force and stable industrial relations
- The population of the park’s surrounding area has surpassed 500 thousand and the country’s abundant and young labor force, which is proven by its bottom-heavy population pyramid, is a major draw for businesses. The Philippines also has a stable industrial relations climate with fewer labor disputes compared to other countries.
- Easy communication in English language
- Since English is an official language of the Philippines, in addition to their national language, communication is smooth and easy. Permit application forms and other documents are also written in English, so you can understand and check the details yourself.
- Comfortable environment in a hilly area
- Located in a hilly area about 300 m (980 ft) above sea level, the park has excellent ground conditions for building factories. The area provides a more comfortable environment with lower temperatures than downtown Manila.

Location
Lima Technology Center is situated in Lipa, a city with a strong educational foundation, and can be reached in about an hour’s drive on the highway from the capital Manila. Not only does it have great access to the Port of Manila and the Manila International Airport, but it is also convenient for accessing the Port of Batangas in Southern Luzon. The industrial park spreads in a hilly area about 300 m (980 ft) above sea level, where there is very little flood risk, and provides excellent ground conditions for building factories.
Access
Lima Technology Center is about an hour’s drive from Manila; you can simply take the southbound highway, exit at the Malvar Interchange, and continue south on the national route.
Layout Plan
The premises of Lima Technology Center, a SEZ accredited by PEZA, is protected by access-control gates to strictly manage the bonded goods as well as to ensure security. There is a shopping area centered around an outlet mall near the entrance from the national route.
Accommodation
Customs clearance can be completed within the industrial park since Lima Technology Center is accredited as a SEZ and has a PEZA/customs office in the area. There is a shopping area centered around an outlet mall in the residential and commercial area, located adjacent to the industrial area, to make commuting more enjoyable for everyone. The park also offers a hotel stay for long-term business travelers, not to mention accommodations in the residential area for expats.
